Located at Koyal Enclave (Bhopura), Ghaziabad—literally on the Delhi border—this project occupies a threshold. The Mega city ends here. The home begins.
The development comprises 230 dwelling units, offering a considered mix of 2 and 3 BHK flats with super areas ranging from 940 sqft to 1450 sqft. The numbers, however, tell only half the story. The real design lies in the C-shaped building form—a simple yet powerful gesture that wraps around a central green courtyard. This configuration ensures that every inward-facing flat looks not at a neighbouring wall, but at landscape. Light, air, and visual relief become the default, not the exception.

Parking, often an afterthought, was addressed early. A double-height basement accommodates multi-tiered mechanical parking, stacking cars efficiently to free up ground plane for people.
Above, the terrace is reimagined entirely. Intensively landscaped with walkways and sitting zones, it becomes a fifth elevation—a place to wander, to pause, to look out at the city edge from a quiet remove.
The construction is contemporary and considered. AAC blocks and environmentally responsible materials were chosen not just for efficiency, but for longevity. The building stands today, completed and ready for possession—not a rendering, but a reality.
