This is not a layout where open space is an afterthought. It is the organizing principle. In a conventional layout, green is what remains after plots are placed. Here, we placed the parks first. Then we let the homes arrange themselves around the view.
Linear green buffers are interspersed between residential blocks—lush belts that ensure every home is within walking distance of a landscaped area. Peripheral landscaping creates a natural screen, enhancing privacy and buffering external noise. Green is not a destination. It is a constant.
Circulation: A Hierarchy That Moves
The internal road network is designed with intention at every scale:
• Primary Spine: A generous 12M wide internal road cuts through the site as the central artery, offering a grand sense of arrival and spaciousness from the moment one enters.
•Secondary Connectors: A permeable network of 9M and 7.5M roads ensures that every plot has direct, convenient access—no dead ends, no awkward turns.
•External Orientation: The site is strategically positioned with clear connectivity toward Noorpur and Nogawa, anchored by a secure, gated entry that marks the threshold between city and sanctuary.
Zoning & Diversity: Five Types. One Community.
The plan offers five distinct residential categories (Type A–E) , arranged in back-to-back rows that maximize land efficiency while preserving generous street frontages. Every home, regardless of size, addresses the street with dignity.
