Project Overview
Located on a busy roundabout in Janakipuram, Lucknow, this project was conceived as a facade design brief for an under-construction retail building. The site's visibility — surrounded by existing landmarks like Bhavani Bazar and Mukut Trade Center, and framed by four converging roads around a central traffic circle — made the facade itself the primary design tool.
An Awadhi architectural language was chosen deliberately: royal, regionally rooted, and distinctive enough to turn the building into a genuine landmark rather than another retail box on the intersection.

1. Urban Context & Radial Site Geometry
The architecture responds directly to the unique radial geometry of its site, leveraging high-visibility street frontages to maximize commercial value and aesthetic impact.
- Radial Plot Alignment: The building footprint follows a curved, fan-shaped geometry with a 308 sqm main hall plate that sweeps smoothly along the curvature of the main roundabout junction.
- Setbacks & Access Arteries: The site is framed by a 6m front setback and an 8m rear setback along connecting 12m, 24m, 30m, and 36m wide radial roads, ensuring seamless vehicular flow, pedestrian access, and maximum storefront exposure.
- Grand Ceremonial Entrance: The primary approach features a sweeping grand radial staircase with an integrated central water feature and vertical lift core, guiding foot traffic from street level directly to the main retail floor.
2. Architectural Identity & Awadhi Façade Strategy
To create an unmissable civic landmark and elevate rental potential, the façade incorporates a royal Awadhi architectural vocabulary infused with contemporary retail glazing.
Monumental Central Portal: The facade highlights a grand double-height arched entrance framed by intricate jaali stone lattice panels, carved bracketed chhajjas, and a prominent central branding pavilion topped with traditional chhatris and kalash finials.
Corner Towers & Balcony Arcades: The building is flanked by articulated corner turrets featuring decorative jharokhas and octagonal pavilions (chhatris) that anchor the building edges. The upper floor transitions into an open-air colonnade arcade with continuous multi-foil arches and intricate metal railings.
Retail Glazing Integration: Large floor-to-ceiling glass display windows are framed by red and pink sandstone-finished piers, allowing high-end luxury brands such as Titan, Tissot, Fabindia, and Biba optimal high-street visual prominence.
Architectural Lighting: Warm accent lighting highlights the carved stonework, arches, and jaali screens during dusk, giving the structure a glowing, regal presence along the busy junction.
“This building sits on a roundabout every commuter in the area passes daily. An Awadhi facade wasn't a stylistic choice made in isolation — it was the fastest way to make this corner unmissable and lift what tenants would pay for it."”
